You have come to the decision that you want to move house and start a new chapter of your life. Congratulations for making such a hard and big decision. But, your work has only just begun because deciding to sell is half the battle. Since 2008, offloading a house is not as easy as it once was, and some houses stay on the market for a long time. That is not a good thing for a whole host of reasons, so here are a few tips to help you offload quickly and move on with your life.
Create a Guide
Before you begin, draw up a checklist that shows you all the moves you need to make. There are some glaringly obvious moves that you cannot ignore, but there are also some that go under the radar. The ones that go under the radar also tend to be the ones that make life a lot easier. Sit down with a pen and pad and think about everything you will need to cover before you can sell.
Get a Good Estate Agent
Your estate agent plays a massive part because they are the middle man who makes the deal happen. Depending on their skills and abilities, some estate agents can make that deal happen a lot quicker than others. These are the ones that have that great ability to talk when to need to and not say a word when it is appropriate. All they do is give people a little push in the right direction and allow the buyers to fall in love. By the time they sign the contract, the buyers think they have to the decision all by themselves. In reality, they haven’t.
Be Flexible about Viewings
You need to make your home as ‘viewable’ and as easily noticeable as possible. That means that anyone can find your home, and when they do they can view it at their convenience. It is incredibly frustrating if potential buyers have to wait days for a viewing, so take it upon yourself to do a bit of moonlighting. Just because your estate agent cannot do a certain day or time doesn’t mean that you cannot step in and show people around.
Consider an Open House
Alternatively, open your house up to the public as well. An open house is a great way to invite a bunch of people into your home so they can inspect the property at their convenience. This can work especially well if you are trying to Sell Real Estate in Las Vegas or other such upscale locations, as potential buyers would be eager to explore a luxurious property regardless of whether or not they end up buying it. An open house can be a good idea as from your point of view, there is a greater chance of someone taking a shine, and from theirs, there is no pressure to look like they are interested.
Tidy up
A property that is untidy is much more unlikely to sell. People want the finished article, not a house with potential that requires a lot of work. All you need to do is have a quick whip around your house and clean up any clutter, so it doesn’t look like a bomb has hit. Would you be impressed if you were viewing an untidy property?
If you really need to sell your old home as quickly as possible, these five ways are a great place to start.
